Did You Buy a House This Year?

Quick answer: If you purchased a home in Los Angeles County, you may receive a supplemental property tax bill in addition to your regular property tax bill. The supplemental bill reflects the change in the property's assessed value after your purchase.

If you purchased a home in Los Angeles County this year, you may receive more than one property tax bill—and understanding the difference between your regular property tax bill and a supplemental property tax bill can help prevent an unexpected surprise.

Your Regular Property Tax Bill

Los Angeles County property taxes are generally paid in two installments. The first installment is due November 1 and becomes delinquent if it is not paid or postmarked by December 10. The second installment is due February 1 and becomes delinquent after April 10.

You can pay by mail or online at the Los Angeles County Treasurer and Tax Collector's payment page.

Supplemental Tax Bill: If You Recently Purchased a Home

If you recently bought a home, your property taxes may still reflect the previous owner's assessed value. A change in ownership can trigger a reassessment of the property, but there can be a delay before the new assessed value appears on your regular property tax bill. In this case, you will receive one or more supplemental tax bills reflecting the difference between the property's assessed value and its newly assessed value following your purchase. Yes, you do need to pay these and no, they will not be covered by your lender's escrow impound account.
